DIY Roof Maintenance
You’ve probably spent valuable time and energy choosing the best material to go on top of your roof, but unfortunately, to keep that roofing material in tip-top shape, you’re going to have to take the necessary steps to maintain it. If you’re rolling in dough, you can call a roofer at any little problem you see, but if money happens to be tight, and you want to empower yourself with proper roofing knowledge, here are a few things you should know:
Puddling
Most roofs aren’t meant to hold too much excess water, but this can occur if your roof is sloped improperly. Puddling can cause you roof to sag and lose support over time. If this problem is not repaired, your entire roof can actually collapse. Climb up on a ladder and periodically remove any excess rain or snow that might be running off your roof properly. This little routine gesture toward your roof will go a long way in keeping it healthy.
Flashing
Routine inspection of your roof flashing is one of the most important roof maintenance actions you can take. Flashing that is poorly attached because of bad weather conditions can cause open seams and laps – which can lead to blow-offs of roofing material, leaks, and reduced puncture resistance. Flashing actually protects the most precious part of your roof; it protects and provides a water-proof barrier between the actual roof’s material and the structure beneath. About 95% of roof leaks are due to flashing problems!
Surface Erosion
Blistering and surface erosion of roofs can be extremely ugly, but fortunately, most of the time- they’re not that serious unless they occur on lap areas or seams. Usually this is due to weathering or improper installation. However, many times these signs of weathering can mean a more serious problem may eventually occur. Any decent roofers will tell you that it’s better to catch the problem early, than wait until your ceiling is leaking.
With Regard To Asphalt Shingles
• Check all flashings and make sure that they are not deteriorated.
• Seal all flashings where needed with polyurethane sealant such as pipes, vents, chimneys, etc.
• Clean all debris from the surface of the roof.
• Remove and replace any damaged roof shingles.
• Clean out all debris from gutters and re-pitch, to insure a positive water-flow to the outlet.
• Trim back any overhanging tree limbs to prevent damage to the roof, and keep critters off the best you can.
• Repair any damaged mortar to the sides of the chimney and to the crown.
• Apply polyurethane sealant below lose roof shingles to help prevent shingle blow-off.
